Force majeure: A party will not be liable for non-performance of an obligation caused by an event outside its control, which it could not reasonably have avoided and which rendered the obligation impossible or impracticable to perform, provided that such a party must discharge the obligation as soon it is reasonably able to do so following the end of that force majeure event.
